Purchase Option 2: Cottages sold for private use (holiday use only)
These cottages are being offered for sale on a freehold basis for private use as a holiday home. They cannot be let out by the owner.
The owners of these cottages receive free access to the Heacham Manor golf course, discounted food and beverages at the hotel & resort plus access to sports and entertainment facilities at the resort.
Charges applicable to both Purchase Options 1 & 2
Service Charge
The owner will also be subject to an annual service charge. The service charge will include a proportional payment of the grounds maintenance of the estate. This would include grass cutting, flower bed maintenance, cleaning and sweeping of paths and roads.
The service charge would also include an amount to be set aside for renewals of furniture, furnishings and fixtures. This charge would be subject to VAT
Rates and Insurance
The owner will also be liable for the buildings insurance and for the payment of the annual rates charge for the property. Both these figures are estimated in the financial illustration based on quotes received from local insurance companies and information received from the county valuation office.

Service Pack
The price of the service pack, furniture, fixings is £25,000 + vat per cottage as is compulsory with the letting agreement.
Registration for VAT
As the cottages are non residential they are subject to VAT at the standard rate. If you wish to buy a cottage and are not registered for VAT we can arrange this simple operation on your behalf. If entering into the letting agreement the cottage purchase VAT would be recoverable through your letting business as would the VAT charged of the service charge as stated above.
