Investments: The Concept
The proposal is that individuals, couples, families and/or companies are invited to purchase the freehold of one of our 33 cottages, which will be constructed on the farmyard next to the 16th Century Farmhouse.
As the Cottage is purchased freehold, you will be entitled to sell it to anyone at any time for whatever price you choose and you can pass it on to your children. The Cottage will be sold, together with rights to use services and accesses thereto and certain facilities, subject to payment of an annual service charge.
The Cottage will be leased back to a Management Company for the period when you are not using the Cottage and the Management Company will then be entitled to rent out the Cottage to paying guests and you will receive 60% of the cottage revenue received from the letting of the Cottage during the year.
Once you have purchased your Cottage and paid your annual service charge, you have to do nothing else except to receive the rental income, as the Management Company will do everything else for you. They will advertise to attract paying guests to occupy the cottage, clean and maintain the cottage and receive payments, of which 60% will be passed on to you.
The costs of cleaning, washing, towels, linens, maintenance, staff costs, reservations and advertising and the cost of utilities are paid by the Management Company out of their share of the rental income from the Cottage.
Each cottage has been designed to be let as either an entire cottage or as individual rooms, hence improving the letting opportunities and returns for the owners.
